In November 2019, the RICS introudced the RICS Home Survey Standard which comes in to effect on the 1st June 2020, and we have adopted this standard ahead of it becoming Mandatory.

The RICS BUILDING SURVEY (LEVEL 3) is a much more technical and detailed bespoke report than the RICS Homebuyer Report and is designed for those clients seeking a professional opinion based upon a detailed assessment of the property. 

The service consists of a detailed visual inspection of the building, its services and the grounds and is more extensive than a HOMEBUYERS Survey Report (Level 2). Concealed areas normally opened or used by the occupiers are inspected if it is safe to do so (typical examples include roof spaces, basements and cellars). Although the services are not tested, they are observed in normal operation – in other words, they are switched on or off and/or operated where the occupier has given permission and it is safe to do so.

The report objectively describes the form of construction and materials used for different parts of the property. It describes the condition and provides an assessment of the relative importance of the defects/problems. Additionally, it will also where possible provide advice in respect of:-

  • identifiable risk of potential or hidden defects in areas not inspected
  • the most probable cause(s) of the defects based on the inspection
  • outline the likely scope of any appropriate remedial work and explain the likely consequences of non-repair
  • make general recommendations in respect of the priority and likely timescale for necessary work

A Building Survey Report aims to provide the client with all the information they need to make a reasoned and informed decision. The RICS Building Survey Report Service will suit any domestic residential property in any condition

The Building Survey Report does not include Valuation Advice, but this can be included as an additional service, for a small addition to the fee agreed for the survey.

Our service includes:

• A detailed discussion at the time of instruction so that we understand and can comment in particular on any concerns about the property that you may have, in our report.

▪ Diagnosis of defects, detailed advice on repairs and maintenance and if required and where possible the likely approximate costs of repairs (an additional fee will apply for costed repair advice).

▪ Consideration of the location and any known adverse factors in the area

▪ A full description of the construction and condition of each element of the property

▪ A detailed consideration of existing insulation and energy efficiency together with advice on what you could do to improve the energy performance of the building – with consideration of matters such as insulation, HVAC systems, glazing and lighting systems.

▪ Detailed photographic evidence to aide understanding

▪ A summary assessment, including an overall opinion and a summary of findings

▪ Access to speak to us or come and see us once you have received the report to discuss any issues in more detail if required at no additional charge.
